Answers to Typical Home-Owner Questions Regarding Pressure-Washing
 
Q. Will walking on my roof cause damage?
A. Not typically. Properly installed roof tile is engineered to support loads of 250 pounds and up per square foot. Bear in mind, workers had to walk on your root to install it. Our cleaning technicians are thoroughly trained before we allow them on a roof; for your protection and theirs.

Q. Will the chemicals damage my plants or affect the weather in any way?
A. No, the mixture of chlorine that is used in most cleaning is ½ of 1%, an amount that won’t hurt most outdoor plants.
Franklin foremen and supervisors can evaluate which plants will need to be covered, moved (if possible), or prevented from coming in contact with chlorine to ensure their safety.

Q. Will pressure-washing and chlorine damage or discolor my roof or paint?
A. No. Although our machines generate very high pressure and we do use a light chlorine mix, roof tile and paint should not be affected by cleaning.The short duration of pressure and chemical contact is as large a factor in the weathering of roof tile and paint as compared to 365 days of Florida sun and rain; pressure-washing may actually extend the life of surfaces by removing mildew and other parasitic organism that eat into them.
Most furniture manufactured for out-door use, exterior paint, stains, and varnishes are made to withstand this light chlorine mix.

Q. What should I (the homeowner) do to help avoid accidents?
A. It is a good idea to check all windows and doors to be sure they are closed. Cars should either be put into garages, or moved as far as possible away from work area. Rugs behind doors should be pulled back a little in the event the threshold is not completely tight. If there are any areas of concern (areas that have leaked previously) this should be brought to the attention of the Franklin Cleaning Inc office, or at the least, the foreman on the job.

Q. Water Restrictions - Do They Affect Pressure Cleaning?
A. No. Although the South Florida Water Management District voted Dec. 13 2007 to move to Phase III watering restrictions in Florida, at this time Franklin Cleaning, Inc has been assured by Collier County officials that pressure-washing is not affected by the current drought; one of its worst in recordable history. Water restrictions don’t apply to car washes, pressure cleaners or pool companies. Washing cars at home is still allowed under Phase III. Franklin Cleaning, Inc President, John Cornelius says, "Let’s hope we see relief from this drought soon."

Q. Who pays for water used during pressure-washing? Is it expensive?
A. The homeowner/Association supplies water for cleaning in just the same way they supply electricity to janitors vacuuming. It would not be practical for a janitor to ‘bring their own electricity’. This is part of the expense to the owners.
Fortunately, Collier county water prices as-of January 2007 were .20/1000 gallons of water. In short, one man and machine, operating continuously without stop for eight hours would cost around $1.00 per day.

Q. What if I still have concerns?
A. Our staff should be able answer any reasonable question, or can find someone that can. Bear in mind, however, that Franklin Cleaning Inc cannot answer questions regarding association contractual issues. These should be addressed to the association board, or the management company.
